As stated by the Federal Reserve, appraisal reviews "must verify whether the appraisal or evaluation is suitable for the transaction, the danger of the transaction, and whether the manner by which the collateral valuation is obtained ensures independence and quality." They "must also denote whether the appraisal or evaluation report is compatible with the engagement letter, which sets forth the extent of the appraisal assignment." Last, The Federal Reserve says that "some institutions augment typical reviews with post-funding evaluations of appraisal quality for a few of their high-risk or high-value contracts as a means to assist in identifying valuation problems."

In addition to coordinating our work to the processes and guidelines of our review clients, there are four Fannie Mae forms that are normally used for review services, and we will prepare an appraisal review on any one of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. At Dawson Appraisal and Consulting, we're trained in every kind of appraisal review, review procedure and the requirements of review appraisers.

We realize what the greatest imperfections are, specifically in our real estate market. We also understand what makes a quality appraisal. Concurrently, we're amply trained to recognize that our competitors in our market are qualified to do quality work. The Uniform Standards of Professional Appraisal Practice, or USPAP, govern appraisal reviews as well as appraisal reports, and you can count on us to fairly study appraisal reports performed by others. And those others could be evaluating our work, too!

For professional, unbiased, ethical appraisal review services and neutral judgments, you can count on Dawson Appraisal and Consulting. Contact Dawson Appraisal and Consulting for more information about our qualifications, expertise and service offerings.
